Why Your Air Conditioner Leaks Water and How to Fix It

Arizona’s blistering summers require air conditioning! An air conditioner passes warm air over evaporator coils, releasing the heat collected to the outside. Sometimes, these cooling units have issues. One common problem is water leakage. If you wish to remain comfortable, address this matter quickly to avoid water damage to your home and prevent further problems in the unit. The following are the most common reasons for water leaks in an air conditioner and tips on finding a resolution.

Common Reasons For Water Leaks In Your Air Conditioner

If your air conditioning unit leaks water, check for:

  • A dirty filter: A clogged air filter reduces airflow, making it hard for an air conditioning unit to function efficiently. Ice begins to build up on the exterior evaporator coils. Melting ice fills and overflows the drain pan, causing the unit to leak water. To address the problem, clean the filter regularly and replace it as per the manufacturer’s guidelines.
  • Damaged insulation: The lines connecting the indoor portion of the air conditioner to the outdoor condenser are insulated. A torn, cracked, cut, or stripped portion of insulation results in condensation, causing a leak. To remedy the situation, replace the insulation (found at home improvement centers or online). 
  • Frozen evaporator coils: Evaporator coils decrease the temperature of the air. Moisture from the air condenses on the coil, dripping into the drain pan and exiting through the drain line. The long operation causes ice to form on the coils. When the ice melts, it overflows from the drain pan. Check that no obstacles are blocking the airflow around the unit. Ensure the thermostat is not set too low. Regulate the temperature by adding coolant and inspecting the refrigerant levels. If these steps do not remedy the problem, call an HVAC technician
  • A leaky drain pan: Leakage occurs when the drain pan is rusted, damaged, or cracked. Replace the drain pan. If the pan was improperly installed/reinstalled, it will drip. When reinstalling, ensure the pan is placed flat, not slanted. 
  • A clogged condensate line: Occasionally, the condensate line becomes clogged with sludge, dirt, slime, dust, algae, and debris. When water collects in the drain pan, it can’t move through the line. A leak occurs. Flush the condensate line with vinegar and warm water, breaking up the grime and restoring flow. If this does not solve the problem, try vacuuming the clog. Still not solved? Have an HVAC specialist replace the line. 
  • A refrigerant leak: Refrigerant is a critical component of an air conditioner used to cool the evaporator coils in the unit. Bubbling and hissing noises indicate a leak in the refrigerant line. This problem causes an ice buildup on the condenser coils, leading to water leaks. Refrigerants are hazardous. If you think you have a refrigerant leak, contact an HVAC expert for assistance.
  • A damaged condenser: Located outside the house, the condenser releases heat to the air. If this component is cracked or damaged, it may result in a water leak. Contact an HVAC professional for service and repair of your unit.  
  • A broken blower fan: The blower component of an air conditioning unit pushes the cool air throughout your home. If you cannot hear the swoosh of your unit’s fan, it may be damaged or broken, resulting in condensation leaks. Replace the blower fan.
